How Long Does It Take To Receive eCheck (ACH) Payments Made by Residents and Owners Into Your Bank Account

This article provides an explanation of how eCheck (ACH) payments made by residents and owners from their portal are handled through our partnered payment processor, Forte. It also explains how a return can still happen after the payment has settled

Normally, when someone pays using eCheck(ACH) (like an electronic check), the standard wait time to receive the money in your bank account would typically be 3-5 business days to make sure there's enough money in the payer's bank account before the payment is settled

Weekends and Holidays are not business days

However, Rentvine pays Forte (our partnered payment processor) extra, so they can speed things up and you don't have to wait 3-5 business days. They give you the money quickly, even before they're sure if there's enough money in the payer's bank account. This is why you see an eCheck(ACH) payment from a resident or owner take 1-2 business days to show up in your bank account as settled.

However, Forte still has to wait the usual 3-5 business days to be really sure if the money is there. If it turns out there isn't enough money (for example, the payment bounces or was unauthorized), Forte will take back the money they gave you earlier from your bank account. This is know as a return.

Examples:
  • Resident pays rent on a Monday (before the cutoff time of 7:30pm EST Mon-Fri except on bank holidays).  The money will typically fund (settle) in your bank account on Wednesday.
If, on Friday or the next Monday, it's found that there isn't sufficient money in the resident's account, Forte will remove the money they provided you on Wednesday from your bank account.
  • Owner contributes money on a Friday (before the cutoff time of 7:30pm EST Mon-Fri except on bank holidays).  The money will typically fund (settle) in your bank account the next Tuesday.

If, on Thursday or the next Friday, it's found that there isn't sufficient money in the owner's bank account, Forte will remove the money they provided you on Tuesday from your bank account.

(Money In) Payment Returns

Lease Payments and Owner Payments eChecks can still return even though they settled. This is because Forte still has to wait the usual 3-5 business days to be really sure if the money is there. If it turns out there isn't enough money (for example, the payment bounces or was unauthorized), Forte will take back the money they gave you earlier from your bank account. This is know as a return.
