Adjusting Prorated Rent Charges

Adding a Manual Prorated Charge

To add a prorated rent charge manually:

  1. Navigate to the lease’s Transactions page.

  2. Select Green Actions.

  3. Choose Add charge and enter the prorated rent amount.

Adjusting the Second Month’s Proration

If the "Prorate 2nd month" option wasn’t selected at move-in:

  1. Use the proration calculator to determine the prorated amount.

  2. Create a manual charge for that amount on the tenant’s lease.

  3. Date the manual charge for the month that needs to be prorated.

Prorating the Second Month Instead of the First

To prorate the second month’s rent:

  • Change the default proration setting in Settings → Lease settings → Edit to make second-month proration the default for new leases.

Managing Recurring Charges

Adjusting Recurring Rent for Prorated Months

To handle prorated rent and recurring charges:

  1. Edit the start date of the recurring rent charge to begin on the full-rent month (e.g., change the start date from 7/1 to 8/1).

During a lease renewal, you can only add a recurring charge if the lease already has at least one active recurring charge. If no active recurring charge exists:

  1. Go to the lease’s Details section.

If a prorated rent charge already exists on the account, no additional manual charges are needed. When completing the move-out process, the security deposit credit will automatically apply to any unpaid rent charge.

You do not need to prevent future charges (e.g., prorated rent) from appearing on the internal ledger. If the charge’s due date is set for the future, it will show in the lease’s Transactions tab for staff visibility but will not be displayed to the tenant or counted toward their payable balance until the due date.
